COSTS
FOR THE PERMIT
The
cost of the Building Permit depends on the size of the house you
plan to build, and also, of course, on the Architect/Engineer!
Prices can vary considerably, but you can expect to pay a few
thousand euros for this work. Be careful to distinguish between
the costs for the permit and the cost for supervising the build,
which some people lump together (the latter can be pre-paid or
paid as it is required... at a slightly higher cost).
You
may well find other 'incidental' costs arising, such as having
to pay a topographer to redraw the plans for your plot... this
can often happen because the requirements for the plan for the
purchase contract are not as stringent as for the permit.
COSTS
FOR THE BUILD
This
is, of course, difficult to quantify because of the number of
variables involved in the construction of a house - from the difficulty
of the location for excavation purposes to the quality of the
bathroom and kitchen fittings you settle upon - but we can offer
some guideline figures.
When
people quote figures for the basic cost of a construction of a
house here in Kefalonia, this is for a finished house with kitchen
& bathroom fittings and equipment, cupboards, lighting, heating
etc, but NOT landscaping (which can obviously vary enormously
with the plot) except perhaps a boundary fence, and is quoted
as a cost per square metre.
Typically
this is currently in the region of 950 - 1050 euros per square
metre (typically towards the higher end for a smaller house).
To this needs to be added the IKA which the Permit will specify
needs to be paid, and any other fees such as the Contractor's
fees or Project Management fees.
If
using a Contractor, you could expect the total cost to be in the
region of 1300 euros per square metre, whilst if you were using
us as Project Managers, it would be in the region of 1100 euros
